From City of Cape Coral Government:           City Breaks Record for Single-Family Home Permits The City of Cape Coral issued a record number of single-family home permits in FY 2004.   With the 440 permits issued in September, the City's final total for FY 2004 is 5,392.  This represents a 41 percent increase from FY 2003 when the City issued 3,819 permits.  Even with Hurricane Charley, the City did not experience a significant slowdown in single-family home applications.  As expected, during this same period, the City inspections team has kept very busy.  Inspectors conducted 149,000 inspections, compared to 111,000 the previous year.

  Choose a Realtor BEFORE you ever enter a model home.  VERY IMPORTANT!  Once you're registered at a model home, a Realtor can do very little to help you after-the-fact.  You become the exclusive property of that builder, and your best interests are NOT fully represented.  Choose a Realtor first, then let that Realtor guide you to a reputable builder.

Don't limit yourself to just the lots that the builder has.  Let a professional Realtor find you just the right lot on which to build your dream home.  It's a very important decision, and you should be aware of everything available and have as much information as possible before you make that choice.

Local wildlife protection laws can affect your house building!   Cape Coral has strict guidelines regarding local birds and wildlife.   

For example, if you have bald eagles or burrowing owls nesting on your property, you cannot disturb those animals at all until the nesting season is over, and the City gives the OK to proceed.  Another good reason to have a professional Realtor guiding you through choosing the right lot!  Know all the facts BEFORE you buy!

  Plan to be patient.  The City of Cape Coral issues over 400 building permits every month.  We have stringent building codes here, and any quality built home will have to go through the whole process.  But this helps insure that your home will be your castle for many happy years.
